If you're thinking about selling your home, you probably have questions, and most sellers ask the same ten in almost every listing appointment. So here they are, answered plainly, with no fluff and no sales pitch. Stick around to the end for a bonus question we hear almost daily.

A quick note: the numbers below are current as of September 2026 and change routinely as the market shifts.

1. How long is it actually going to take to sell my home?

Right now, homes in the Greenville area are averaging 58 days on market, up from 51 days in 2025. Inventory is up almost 10%, which means roughly 700 more homes are on the market than at this time last year, and months of supply is up about 2.5% as well.

Put together, the market is shifting from a seller's market to a neutral one, and it's heading toward a buyer's market. That doesn't mean something is wrong if your home takes a few weeks to sell. It means the environment has changed, and how your home performs against that shift comes down to the next question: price.

2. How do you determine the right price for my home?

The formula is the same on every listing. Your home should be priced in the bottom third compared to your direct competition, and in the top third on condition compared to that same competition. That combination is what gets homes under contract quickly.

Buyers won't let you underprice your home, because they'll bid it back up. But they will absolutely punish you for overpricing it. Getting the number right on day one is the single biggest factor in how fast and how well your home sells.

3. What if we don't get any showings in the first couple of weeks?

We use the 10 to 14 day rule. If a home hits that window with no showings at all, it's probably overpriced. If it's getting showings but no offers, it's still probably overpriced, just less severely.

This isn't something to wait three months to notice. We watch it closely from day one, and if an adjustment is needed, we'll tell you early, before you've lost momentum.

4. What repairs should I make before listing?

Not everything. Every home gets walked individually, with a clear answer on what matters and what doesn't. In general, decluttering, fresh paint, clean carpets, and strong curb appeal move the needle the most. Big, expensive renovations rarely pay for themselves dollar for dollar, so it's worth knowing the difference before you spend a dime you don't need to.

5. What does your marketing plan actually look like?

"I'll put it on the MLS" isn't a marketing plan. Ours includes:

  • Professional photography
  • Drone photos and video
  • A 3D video tour
  • Placement on over 950 websites
  • Targeted outreach to agents who specialize in your neighborhood
  • Aggressive social media marketing
  • A "coming soon" advertising push before the home officially hits the market, to build demand early
  • Direct promotion to relocating out-of-state buyers through our YouTube channel

Sellers also get weekly updates on showings, feedback, and agent interest, so you're never left wondering what's going on.

6. What commission do you charge, and what do I get for it?

The only commission agreed on up front is what you'll pay our company as your listing agent. What you offer a buyer's agent is 100% negotiable. It is not a fixed number, no matter what you may have heard. When we sit down together, we lay out all of your options so you're making that decision with full information, not simply accepting a standard number because everyone assumes it has to be.

7. What closing costs will I pay as the seller?

Seller costs typically include:

  • Deed stamps
  • The document preparation fee
  • Payoff of any existing mortgage
  • Prorated property taxes
  • Prorated HOA fees
  • The agreed commission to your listing agent, plus any negotiated commission to the buyer's agent
  • Payoff of any liens tied to the property

You'll receive a clear, written breakdown specific to your home before you ever go under contract, so there are no surprises at the closing table.

8. How do you handle negotiating offers on my behalf?

We negotiate hard for our sellers. When an offer comes in, we break down every term, not just the price: the closing date, contingencies, and who's paying what. One important thing to understand is that we never make the decision for you. You get your options and our honest opinion if you ask for it, but the final call is always yours.

9. What if I need to buy my next home before this one sells?

This is really common, and there's a real solution: a home sale contingency. It lets you make an offer on your next home while still needing to sell your current one, protecting you from being on the hook for two mortgages. The timing of both transactions is coordinated so you're not stuck choosing between rushing a sale or losing the next home you want. There are other creative options too, and we specialize in making deals work for sellers who need to sell first.

10. What happens with the appraisal, and what if it comes in low?

An appraiser gives an independent opinion of value, separate from what a buyer is willing to pay. If there's concern about that gap, we build an appraisal packet ahead of time, pulling the strongest comparable sales and documenting any upgrades or improvements you've made.

If the appraisal still comes in low, the buyer generally has four options:

  1. Ask the seller to reduce the price to the appraised value
  2. Cover the difference between the appraisal and the offer price in cash
  3. Renegotiate with the seller and meet somewhere in the middle
  4. Walk away from the deal entirely

Knowing these options ahead of time means nothing catches you off guard if it happens.

Bonus: "How's the market?"

It's the question we get almost every day, and our answer always starts with a question of our own: Why do you ask? Are you a buyer, a seller, or an investor? Because in every single market, there's always a winner.
