Why Buying a Home Before Spring Might Be Your Best Move

Let’s be honest—buying a home right now might feel like a challenge with current mortgage rates. You may even be thinking, “Should I wait until spring when more homes hit the market and rates might improve?”

But here’s the reality: no one can predict exactly where mortgage rates will go. Waiting could mean facing more competition, rising home prices, and added stress.

In fact, buying now—before the spring rush—could actually give you an advantage. Here’s why:

1. Less Competition from Other Buyers

The winter months tend to be a quieter time in real estate. Fewer people are actively searching for homes, which means you’ll likely face less competition when making an offer. This can make the process feel less pressured and more manageable.

According to the National Association of Realtors (NAR), homes tend to sit on the market longer during winter compared to the busier spring and summer months (see graph below):



With fewer buyers in the market, you’ll have more time to make informed decisions. Plus, this reduced competition could give you more negotiating power. The Alabama Association of Realtors explains:

“A significant benefit of buying a home in winter is the reduced competition. Less demand can translate into more negotiating power, as sellers may be more willing to entertain offers or agree to concessions to get a deal closed quickly.”

2. More Room for Negotiation

Because homes are sitting on the market longer, sellers may be more flexible when it comes to pricing and terms. That could mean securing a lower price, getting closing costs covered, or negotiating for repairs and upgrades.

As Redfin Economist Chen Zhao points out:

“. . . buying during the off-season means less competition from other buyers. That means potentially negotiating a better deal.”

With fewer offers coming in, sellers are often more open to working with serious buyers, giving you a better chance at structuring a deal that works in your favor.

3. Lock in Today’s Prices Before They Rise

Another key advantage of buying now? Home prices are typically at their lowest point in the winter months.

According to NAR, home prices last year were at their lowest in January, February, and March—just before the spring buying season caused them to rise (see graph below):



This trend has been consistent over the years. Bright MLS found that between 2010 and 2024, home prices in January and February were, on average, 15% lower than in the peak summer months (usually June).

And keep in mind—home values generally appreciate over time. Buying now means you’re locking in today’s price before they climb even higher in the future.

While spring might seem like the perfect time to buy, purchasing a home before the peak season comes with real advantages—less competition, stronger negotiating power, and lower prices.
