If you're reading this, there's a good chance you're thinking about moving to Greenville, South Carolina. Congratulations — you're onto something special. We believe Greenville is the best place to live in the United States, and we're not the only ones who think so. Every day, we hear from people across the country who are ready to make the move.

In this post, we're breaking down the top five reasons retirees are choosing Greenville, straight from the people who've made the move themselves. We'll also give you an update on an exciting new 55+ community now under construction in the area — something Greenville has never seen before.

1. Cost of Living and Affordability

Greenville consistently runs 10–12% below the national average in affordability. A big part of that comes down to South Carolina's homestead exemption: homeowners over 65 receive significantly reduced property taxes compared to everyone else. On top of that, if you're over 62, your Social Security benefits aren't taxed in South Carolina.

Real estate here is genuinely affordable. As of September 2025, the median home sale price in Greenville was $320,000 — well below the national average of over $400,000. Buyers looking for new construction are in luck too: more than 40% of Greenville's active inventory is new construction, whether built, under construction, or move-in ready. There's no shortage of options either, from national tract homebuilders to semi-custom and full custom builders.

And don't forget gas prices — South Carolina consistently ranks among the eight or nine cheapest states in the country to fill up.

2. A Strong Healthcare System

Access to excellent healthcare matters at every stage of life, and Greenville delivers through two major systems: Prisma Health and Bon Secours St. Francis.

Prisma Health Greenville Memorial Hospital is the region's premier medical center in the Upstate, home to a 24-hour Level One trauma center, the Upstate's only pediatric trauma center, and the region's only solid organ transplant center. Across all campuses, Prisma offers 864 licensed beds and services including a Cancer Institute, bone marrow transplant center, cardiac and vascular care, a children's hospital, a comprehensive stroke center, and dedicated behavioral health care through Marshall I. Pickens Hospital, plus rehabilitation through Roger C. Peace Rehabilitation Hospital. Prisma has earned recognitions such as a top-100 ranking for fertility clinics nationally, superior performance in home health, and gold-level achievement in stroke care. As a nonprofit, Prisma Health is the largest healthcare system in South Carolina, with campuses downtown, at Patewood near I-385, in Greer (Eastside), and at Hillcrest Hospital in Simpsonville (Southside).

Bon Secours St. Francis operates a downtown location with a 245-bed hospital and outpatient center offering emergency services, heart care and surgery, orthopedic surgery, spine and neurosurgery, and radiology. Its Eastside location, formerly St. Francis Women and Family Hospital, includes a 93-bed hospital and two medical offices. Bon Secours is rated high-performing in nine adult procedures and conditions.

3. Mild, Predictable Weather

South Carolina's weather draws people in, and Greenville offers a noticeably milder climate than the state's coastal areas like Myrtle Beach, Charleston, and Hilton Head. You can comfortably spend time outdoors here nearly year-round.

Winters bring lows in the 30s and highs in the 50s and 60s. Summers average highs around 88 degrees with lows in the 70s — humid at times, but far milder than many other parts of the state. Community pools typically open in May and stay open through September, and spring and fall are simply gorgeous, with fall bringing crisp 60s and 70s temperatures perfect for time outdoors (and, of course, football — get ready to pick a side between the Clemson Tigers and the South Carolina Gamecocks).

Just as important is what Greenville doesn't have. No earthquakes, tsunamis, avalanches, wildfires, or prolonged droughts. Historically, hurricanes haven't reached us directly — we'd typically only see rain from a storm that hit the coast. That said, in September 2024, Hurricane Helene affected our area far more significantly than anyone expected, a genuinely rare event that caught the region off guard. Outside of that, no blizzards or major snowstorms either. The occasional ice storm or localized flooding after heavy rain is typically about as severe as it gets. It's a safe place to live with weather you can generally count on.

4. Endless Outdoor Activities (and Grandkids Nearby)

One of the biggest reasons retirees and baby boomers relocate is simple: to be closer to the grandkids. And there's no better backdrop for that than Greenville.

Bring the family to the world-renowned Falls Park on the Reedy or the newly built Unity Park. Stroll Main Street for shopping and dining, or catch a game at Fluor Field, home of the Greenville Drive and a scaled replica of Boston's Fenway Park. The 22-mile Swamp Rabbit Trail follows the Reedy River and is perfect for walking, jogging, or biking.

Lake lovers have plenty of choices: Lake Robinson in Greer for relaxation, Lake Hartwell for boating and fishing (it's hosted the Bassmaster Classic multiple times), Lake Keowee for upscale waterfront living and water sports, and Lake Jocassee — a personal favorite — for mountain views, waterfalls, and pristine water.

Hikers will love that Greenville sits at the foothills of the mountains, putting nearly any kind of hike within an hour to 90 minutes — mountain views, waterfalls, rivers, and trails ranging from easy to strenuous. Paris Mountain State Park, just 10 minutes from downtown, offers four lakes, a swimming area, a playground, and 15 miles of trails. Head further north and you'll find Jones Gap and Caesars Head State Parks. For something more adventurous, Tree Tops Adventure Park (formerly TreeTop Quest Greenville) offers more than 60 outdoor obstacles and zip lines.

And if you enjoy a good beer, Greenville is giving Asheville, NC a run for its money as a top brewery destination, with more than 20 breweries scattered around town — great spots to relax while the grandkids play.

5. A Wide Range of Maintenance-Free Communities

With so many retirees moving to the area, Greenville has stepped up its maintenance-free living options. Here are a few standout communities across different price points and locations:

  • The Ravines at Creekside – Located on Highway 14 in Simpsonville, this community is affordable, with one-level homes priced in the $300s–$400s. Amenities include a clubhouse, pool, and exercise facility.
  • Paxton Meadows – Located in Greer, priced in the $400s–$500s, this popular 55+ age-restricted community features homes less than five years old, along with a community center and full maintenance included.
  • Swans Gate – An established community (30+ years old) closer to Greenville proper, with prices ranging widely from the $200s to $400s. This age-restricted 55+ community offers a clubhouse, pool, gated entry, tennis courts, and a neighborhood lake.
  • The Brownstones at Hollingsworth Park – For those looking for luxury, these roughly 3,000-square-foot townhomes overlook Legacy Park (which connects directly to the Swamp Rabbit Trail) and sell well over $1 million, offering a contemporary Southern aesthetic at the top of the market.

Update: Del Webb Greenville Is Under Construction — And Already Selling
