Should You Relist Your Home Now?

If you took your house off the market in late 2024, you weren’t alone. Data from CoreLogic and the Wall Street Journal (WSJ) shows that nearly 73,000 homes were pulled from the market in December alone – more than any other December dating back to 2017 (see graph below):
Whether it was due to a lack of offers, the holiday season feeling overwhelming, or waiting to see if the market would improve in the new year, many homeowners decided to hit pause.
But now, with spring fast approaching, it’s time to reassess. The market is already picking up, and waiting any longer could mean facing more competition from other sellers down the road.
Why Now Could Be the Right Time
Selma Hepp, Chief Economist at CoreLogic, explains that some sellers may have pulled their listings late last year with the intent of trying again this spring:
“Another reason for a step back could be that sellers wanted to wait and see how spring home buying season goes, and if mortgage rates fall, which would bring more home buyers and competition back in the market.”
Spring is typically the busiest time for homebuyers. As the weather warms up, more people start searching for homes, eager to move in by summer. That increased demand creates a great opportunity for sellers.
While mortgage rates haven’t fallen dramatically, they have declined slightly in recent weeks. Early signs show buyers are becoming more active as a result. Since January, demand has been rising, and that trend is expected to continue as spring draws closer.
What To Do Differently This Time
Before relisting, check the status of your listing agreement. Even if you pulled your listing, you may still be under contract. Until your listing expires, your agent or brokerage is your best resource for strategizing how to get your home sold this time around.
