Two Reasons Sellers Can Benefit from the Current Mortgage Rate Trend

Since October, rates have steadily decreased, currently staying below 7% for over a month. Although they may not reach the historically low 3% seen in the past, experts anticipate a continued downward trend (see graph below):
Dean Baker, Senior Economist at the Center for Economic Research, suggests that while rates might not reach pandemic lows, they could fall under 6.0 percent, which is comparatively low by pre-Great Recession standards.
Here are two reasons why this recent trend and the expected further decline are positive developments for you:
1. Reduced Feeling of Being Locked-In: With mortgage rates significantly lower than a few months ago, you may no longer feel constrained by your current mortgage rate when considering a move. In the past, moving often meant sacrificing a low rate for one closer to 8%. However, with current rates dropping, the gap between your existing mortgage rate and the potential new rate is smaller, making moving more financially feasible. Lance Lambert, Founder of ResiClub, notes, "We might be at peak 'lock-in effect,'" suggesting that the perceived barrier of higher rates is diminishing.
2. Increased Buyer Interest: Data from Bright MLS indicates that high mortgage rates have been a major deterrent for potential homebuyers (see graph below):
Lower mortgage rates make home purchases more financially appealing, potentially saving buyers money on their loans. As rates continue to ease, more buyers are likely to re-enter the market, driving up demand for homes, including yours.
